Focused Moisture Investigation — $299
For one defined concern or connected affected area, such as a ceiling stain, a basement dampness concern or suspected leakage around a window.
- Up to 90 minutes on site.
- Visual assessment of the accessible affected area.
- Thermal imaging and moisture-meter readings where appropriate.
- Photographs and a concise written findings report.
- Recommended next steps, including specialist referral where needed.
Additional investigation is $125 per hour, billed in 30-minute increments, with your approval before additional work begins. Any additional reporting fee is agreed in advance.
This is non-invasive screening. It does not include opening finishes, laboratory testing, mould clearance or a guarantee that the source of a leak will be located.
Winter Interior Thermal Survey
For concerns about cold rooms, drafts or suspected insulation deficiencies.
- Systematic thermal screening of accessible interior areas.
- Paired thermal and regular photographs where useful.
- Documentation of relevant site conditions and limitations.
- A prioritized list of observations and recommended next steps.
Normally available October–April, subject to suitable conditions and a heated home. Actual weather and building conditions — not the calendar alone — determine suitability.
This is a qualitative thermal assessment. It does not include a blower-door test, an EnerGuide evaluation, guaranteed energy savings or rebate eligibility certification.
Combined Thermal & Moisture Assessment
Combines the Winter Interior Thermal Survey with investigation of one defined moisture concern, during the same appointment.
- The interior thermal survey described.
- Focused moisture assessment of the agreed concern.
- One integrated report.
- Up to 2.5 hours on site for a standard-size property.
Additional concerns, unusually complex properties or extended investigation are quoted separately before work proceeds.
In short: a Focused Moisture Investigation is $299 + HST for one defined concern (up to 90 minutes on site). A Winter Interior Thermal Survey is $249–$395 + HST depending on property type, normally October–April. The Combined Thermal & Moisture Assessment is $499–$649 + HST. Drone roof and aerial thermal assessments
Daytime Drone Roof Assessment — from $249
For accessible visual documentation of a roof's condition.
- One daytime visit.
- Roof photographs and useful close-ups.
- Written observations about visible conditions.
- Identification of areas that could not be assessed.
The starting price applies to a straightforward local residential property. Complex roofs, multiple buildings or operations requiring additional planning are quoted separately.
This is not a structural certification, leak-source guarantee or estimate of remaining roof life. If the report is required by an insurer, confirm that insurer's requirements before booking.
Aerial Thermal Envelope Assessment — from $395
A separately scheduled thermal assessment using a DJI Matrice 4T radiometric thermal drone. Suitable for selected buildings and questions where aerial thermal imaging can provide useful information.
- A suitability review before booking.
- One flight visit under suitable conditions.
- Thermal and visual images of the agreed roof and exterior-wall areas.
- A written report explaining relevant patterns and limitations.
Side-wall coverage depends on spacing, access and safe flight conditions. The agreed scope may not include every elevation. Normally offered during the heating season, with early-morning or other suitable timing selected for the assessment. Some buildings or concerns are not suitable for this service.
This assessment:
- Is booked separately from a buyer's inspection.
- Is not a substitute for interior investigation.
- Does not establish the condition of concealed roof layers or insulation.
- Is not a roof-moisture survey, EnerGuide evaluation or blower-door test.
- Is not guaranteed to be available before an offer-condition deadline.
Specialist roof-moisture investigations and other building-science assignments require a separate suitability review and quotation.

Thermal, moisture & drone FAQ
Can a thermal camera find a leak inside a wall?
A thermal camera shows surface temperature patterns. Wet materials often appear cooler, so thermal imaging can point to areas worth checking — which we then test with a moisture meter. It cannot see inside walls, and it can't guarantee the source of a leak will be located. Our services are non-invasive and don't include opening finishes.
When is the best time for a thermal survey?
Interior thermal surveys for insulation and air leakage work best in the heating season — normally October to April — when there's a meaningful temperature difference between inside and outside. Actual weather and building conditions, not the calendar alone, determine suitability.
Is a thermal survey the same as an EnerGuide evaluation?
No. Our Winter Interior Thermal Survey is a qualitative thermal assessment. It does not include a blower-door test, an EnerGuide evaluation, guaranteed energy savings or rebate eligibility certification.
Do you need permission to fly a drone over my home?
Flights depend on property permission, safe conditions and airspace rules. Much of the GTA is controlled airspace, so we obtain NAV CANADA authorization where required. We direct imaging at the subject property and minimize capture of neighbours and people.
What happens if the weather cancels my drone assessment?
For separately purchased drone services, one weather-related reschedule is included. If we can't complete the service, you can cancel the undelivered work without a weather-cancellation fee, and any prepaid amount for undelivered work is refunded.
