Frequently asked questions

Are home inspectors licensed in Ontario?

Ontario does not currently have a mandatory licensing program for home inspectors. That makes it worth checking an inspector's training, standards and insurance. Jit Makim, who leads JBM Inspect, is an InterNACHI® Certified Professional Inspector (you can verify CPI status at nachi.org/verify) and holds Level I Infrared Building Surveyor training and a Transport Canada Advanced RPAS pilot certificate.

Should I attend the inspection?

Yes, if you can — especially for the walk-through at the end, when we explain the significant findings and answer your questions. We can do the walk-through in English, Hindi or Gujarati.

Can thermal imaging see inside walls?

No. Thermal imaging shows surface temperature patterns, not concealed damage or moisture directly. We combine it with moisture-meter readings and visual evidence, and we document the limitations. Results depend on access, materials, weather and how the home is operating.

When will I get my report?

For main home inspections starting by 1 PM, by 9 PM the same day. For appointments starting after 1 PM, by 10 AM the next morning. Signature floor plans follow by 10 AM the next morning. All material findings are included in the main report.

Will you tell me if a basement apartment is legal?

No. We inspect the accessible physical conditions of additional units, but we do not certify that a unit is legal, registered, code-compliant or suitable for occupancy. For those questions, contact the municipality or a qualified designer.

How much does a home inspection cost?

JBM Inspect home buyer inspections start at $349 + HST for a condo, $399 for a townhouse or semi and $449 for a detached home (Essential). Signature is $449, $549 and $599. Use the instant estimator for your property.

How do I pay?

A payment method is secured through our payment processor at booking, and the agreed fee is due on the service date. Reports are released after payment.

Do you work with real estate agents?

We're happy to coordinate with your agent, but we work for you. We do not pay or accept referral fees, and we share your report with your agent only with your authorization.
